FEATURED PROJECT: PACIFIC PALISADES HOUSE

Location: pacific palisades, ca

Currently under construction in Pacific Palisades. A 4,500 sf modern courtyard house with subterranean parking, designed for seamless indoor-outdoor living on a double hillside site. Permitted and under construction in 2025–2026.

Rebuilding in Pacific Palisades

Rebuilding in the Palisades is not like building anywhere else in Los Angeles. The Coastal Commission, LADBS's post-fire expedited review, hillside structural requirements, and the new Chapter 7A fire-resilient material standards all require an architect who has navigated this process before — not one learning it on your project.

We have done it. We are doing it now.

We can tell you honestly what the timeline looks like, what the permitting process requires, what it will cost, and what's achievable. If you're a Palisades homeowner beginning to think about what comes next, call us. There's no obligation — just a straightforward conversation with an architect who knows this ground.

The Palmera House was our nearly-completed Pacific Palisades project — a full coastal modern design that had cleared the California Coastal Commission review and was two months from completion when it was lost in the January 2025 fire.

The design survives. The permits are still active. If you own the lot or are considering purchasing it, this is a rare opportunity to build a fully designed, fully permitted coastal home without starting from scratch.

We also understand, firsthand, what it means to lose something you've built with care. That experience shapes how we work with every Palisades client.

A Structured Design Process

Every project we take on is led personally by Michael Striegel or Joel Agacki — not handed to junior staff. You will have direct access to your architect from the first conversation through the day construction is complete.
